Inspira // Dream Land in Baja, Mexico

"I met Franco Capurro Soler at a dinner party a few months back. He described a land community he was building in Baja California Sur — for those who wanted to surround themselves with the kind of folks they’d want to see around their own dinner table. As our friendship deepened, the time came to see the land for myself. A few weeks later I was in Todos Santos, walking the lots in the late afternoon light.

I made a reservation before I left, and now Freehand is formally involved in shaping the cultural profile of the project. What follows is my account of what Inspira is, who's in it, and why this is a key window to get involved."

North Todos Santos doesn't announce itself. No billboards, no resort corridors. Just desert meeting ocean, Habitas down the road, and the feeling that something special is coming to the North end of town.

The Community

The founding team has been deliberate about who gets in — to deepen the value of the living experience and the land itself. Currently 40 members across 14 countries. Mexico City, New York, Los Angeles, Lisbon. Among them: the Head of Data Analytics for Google Mexico, the Red Cross Director for Ukraine, a TED speaker and co-founder of Unsettled.

High taste, deeply unpretentious.

The Land

Inspira is a land community in North Todos Santos, Baja California Sur — one of the most quietly compelling places in Mexico. The kind of place that rewards the people who find it early. Lots range from 2,000 to 4,000 m². Build with ASD or bring your own architect. The site sits adjacent to Habitas, walking distance to Punta Lobos, surrounded by art studios and boutique hotels.

A few lots remain in the current phase.

The Homes

The next phase moves into residential development; those who are in at the land phase will be first to access what comes next. Architecture by ASD — the firm behind MUSA in Zihuatanejo, a Design Hotels partner. Terracotta desert modernism. Sustainable, off-grid capable, built to last.

The Investment

The current phase is land only; the next phase moves into a different price category. Each price increase has tracked the growth of the community, not just the market. Price per square meter at first release was $23. Today it's $39. The broader Baja market grew 16% over the same period — Inspira outperformed it across every phase of development. One early buyer purchased at $23/m², needed to liquidate, and sold at $38 eighteen months later — a 60% return, 23% annualized.

A few lots remain at land-only pricing. After this phase, that math changes.

The Case

Inspira is the first project Freehand is formally invested in shaping; the reasons are precise. The land is a real find. The architecture team has a track record. The community already living here is the kind of group that draws more of its own. Most importantly: the founding team is open to the cultural and brand work that turns a land project into a place worth choosing — the kind of work that compounds value across every phase of development.

Franco and team have been deliberate about curating the founding members of the community. To date they’ve brought in founders, creatives, and global citizens from fourteen countries.

Paradero is a nearby five star hotel, residences and restaurant with a Michelin rating that has demonstrated the vision in action, featuring stunning brutalist architecture not dissimilar from ASD’s aesthetic, living in dialogue with local agriculture/horticulture.

The land is moments away from the shoreline, including one of the few public beach access points. The beachside Habitas development is just a few minutes down the road.

One of the countless cardón cactus that fill the property with their majestic presence. Many of these are up to 160 years old, and provide an incredible sense of calm and wonder as we walked the land.

Almarena is a brand new spa and gym facility just 3 minutes down the road. Daily classes, fully equipped gym, contrast therapy, massages and swimming in a private lake is available for a monthly membership. This feels like home.
